Let me tell you about a client in Huntington Beach. She thought her 500 sq ft ADU couldn’t have a real kitchen. She was planning a “kitchenette” with a mini-fridge, two-burner cooktop, and no dishwasher.

I designed a 50 sq ft kitchen with a 24-inch range, 18-inch dishwasher, full-sized refrigerator, and quartz counters. It cost $3,000 more than her kitchenette plan. Her renters love it. She’s getting $200/month more than comparable units with “kitchenettes.”

A real kitchen doesn’t need a lot of space. It needs smart design.

10 ADU Kitchenette Hacks

Hack 1: Go Vertical

Use upper cabinets to the ceiling. Adds 30% more storage without increasing footprint.

  • Cost: $500-$1,000 extra
  • ROI: Tenants notice storage space. Pays for itself in 1-2 years of rent premium.

Hack 2: 24-Inch Range, Not Cooktop

A 24-inch range with oven is only 2 inches wider than a cooktop. Renters want to bake. A cooktop limits what they can cook.

  • Cost: $800-$1,500 (range vs. $500-$1,000 for cooktop)
  • ROI: Essential. Don’t skip the oven.

Hack 3: 18-Inch Dishwasher

Better than no dishwasher. Fits in 18 inches of cabinet space.

  • Cost: $600-$1,000
  • ROI: Adds $50-$100/month in rent. Tenants will choose your ADU over one without a dishwasher.

Hack 4: Full-Sized Refrigerator

30-33 inches wide. Don’t do a mini-fridge. Renters will hate you.

  • Cost: $800-$1,500 (vs. $300-$500 for mini-fridge)
  • ROI: Essential. No tenant wants to shop daily because their fridge is tiny.

Hack 5: Peninsula Instead of Island

A peninsula uses wall space, creates seating, and doesn’t block flow. Islands require floor space on all sides.

  • Cost: Same as island
  • ROI: More functional for small spaces.

Hack 6: Pull-Out Pantry

A 12-inch-wide pull-out next to the fridge adds huge storage in tight space.

  • Cost: $500-$1,000
  • ROI: Tenants love pantry space. Adds $25-$50/month in perceived value.

Hack 7: Under-Cabinet Lighting

Transform the space. Task lighting makes cooking easier. Ambient lighting makes the kitchen feel bigger.

  • Cost: $200-$500
  • ROI: $25-$50/month in rent premium. Pays for itself in 6-12 months.

Hack 8: Quartz Countertops

Non-porous, no sealing, looks expensive. Even a small kitchen benefits from quality counters.

  • Cost: $1,500-$2,500 (small kitchen)

Hack 9: Single-Bowl Sink

A 24-inch single bowl fits more counter space than a 36-inch double bowl.
